Rural Due Diligence
Rural property can be one of the best parts of Southern Oregon real estate, but details that barely matter in town can become major issues in the country.
Water
Confirm the water source, well records when available, storage systems and any irrigation or water-right claims. A green field does not automatically mean legal irrigation rights exist.
Septic
Understand the approved system, maintenance history and potential replacement area. Expansion plans can also depend on septic capacity.
Access & Easements
Verify legal access rather than relying only on the driveway you see on the ground.
Zoning
Before buying for a specific use—animals, second dwelling, business, short-term rental or development—verify what the applicable jurisdiction allows.
